A new report concludes that master-plan sales soared in 2017. The top four communities, Irvine Ranch, The Villages, Lakewood Ranch, and Summerlin all had over 1,000 net homes sales for the year.
John Burns Real Estate Consulting's new report says that increased first-time homebuyer demand has become a noteworthy, national trend in the last 12–18 months, requiring builders and developers to offer more attainable housing choices. Some builders are offering more affordable housing in areas just outside the most popular submarkets, like Paloma Creek in Little Elm, Texas, resulting in strong sales.
Developers are investing less capital and relying on creativity to differentiate their communities. Baker Ranch listened to buyers who increasingly consider their pets as family members, including the “Barker Ranch” dog park in their masterplan. These popular amenities reflect a major shift from the reliance on resort-style pools and 18-hole golf courses that developers used to include to provide the lifestyle elements.
